There are many ways to search for homes on the internet. All internet sites get their information from the same source. This source is the Multiple Listing Service (MLS). There are over 60 MLS services in California and they do not all share information. You may not always find all of the homes for sale in your area on every site.

If you prefer to search on your own time and on your own terms here are two options for home search sites that we host and recommend. These search tools directly utilize the multiple MLS systems that our Realtors use and all listings are current and up to date.

Listingbook - Create your free account to Search Southern California. Many options to customize your search, search by map, search by school district, watch for price drops, receive notification when prices drop…and many more.

State of California Search - this link goes to the www.MyPorchLight.com website. This search tool uses 16 different MLS services stretching from Mendocino County to San Diego.

Syndicated Search Sites receive listings through syndicated sources. this means that even though the original data is taken from MLS sources, it is delivered on an intermittent schedule and is often out of date and not as accurate as the above search options.

These sites do have cool ways to search for homes for free. When you find a home that interests you, document the MLS # or Listing Number. You can forward this to your Realtor to get more information or you can use one of the above sites for more accurate and up to date information.

Here are two of the most popular Syndicated Home Search Sites:

Zillow - The original and biggest syndicated home search site. Has great search tools and maps.

Trulia - An up and coming company that has very cutting edge search capabilities and search tools.

Agent Private Remarks are available on all home listings posted on the MLS system. These remarks are only visible to licensed Real Estate Agents. These remarks usually give access information on how to show the home and often times will mention condition of the property or unique challenges that a property may have.

It’s always a good idea to have a “go to” Realtor to do additional research on the homes you like to make sure you’re getting the whole story.
